When purchasing real estate it is extremely important to set a budget and work within it. Your budget should include the purchase price, GST (if applicable), property transfer tax, legal fees, inspection, insurance, moving costs, and maintenance and renovation costs. There are a variety of other expenses that could arise, so plan accordingly. The Canadian Real Estate Association (CREA) has put together a Homebuyers’ Roadmap, which you can view here.

When purchasing Real Estate, we recommend establishing a time frame that best suits your needs. We work alongside you to keep everything on track.
CHECKLIST
Creating a checklist will help narrow down your needs and wants. Depending on the mortgage pre-approval and budget you have set, it is always a good idea to separate things you need in a house v. things you want in a house. This will help us find properties that fit exactly what you are looking for.
NEIGHBOURHOODS
Once you have a mortgage pre-approval, set a budget, and created a checklist, it is time to look at which neighbourhoods you desire. Depending on your mortgage pre-approval and budget, you will have a good idea of which neighbourhoods you can afford. To help further with this, we will be releasing a neighbourhood guide later this year outlining benchmark prices in the various areas.
LISTINGS DIRECT
Now that we have a mortgage pre-approval, set a budget, created a checklist and found our preferred neighbourhoods, it is time to set you up to receive listings directly to your inbox. With this feature, you will receive listings 24 hours before they are published on REALTOR.ca! This is one of the best ways to see new listings, as soon as they hit the market — after all, we don’t want you missing out!
SUBMITTING AN OFFER
Once we find the perfect property that meets all of your needs and hopefully some of your wants, we make an offer! But don’t worry, we will be there to negotiate the best possible price for you based off of our comprehensive market research! Once we get an accepted offer, we work with you right up until closing to ensure a smooth and seamless transaction.
DUE DILIGENCE
Once we get an accepted offer, it is time to do our due-diligence during subject removal. This means scheduling a home inspection, document review (title, property disclosure statement, strata forms, bills), legal advice, securing financing and so much more! Don't worry, we help you every step of the way, no matter your experience in buying real estate.
POSSESSION
This is the part when you get possession of your brand new home and I hand over the keys! We do a thorough walk through of the property on possession day to ensure it is in the same condition as when you originally viewed it. Congratulations, you just purchased your new home!
